Sydney’s auction market has shown some signs of improvement, with recent preliminary clearance rates moving into the low-to-mid 50% range.

Selling prior to auction isn’t necessarily a failed auction campaign.
Sometimes, it is exactly the opposite.
It can be the result of recognizing where the strongest opportunity exists and negotiating while the seller still holds leverage.
Spring Will Bring More Properties to Market

Spring traditionally brings increased listing activity.
As more homeowners decide to sell, buyers suddenly have more properties competing for their attention.
A buyer who currently has three suitable homes to consider could soon have six, eight or ten.

For some properties, launching before the largest seasonal increase in stock could provide an important advantage.
The question shouldn’t simply be:
“Is spring the best time to sell?”
It should be:
“When will my property face the least competition while attracting the strongest pool of buyers?”

The Reserve Bank of Australia left the cash rate at 4.35% in August, following increases earlier in 2026.
Higher borrowing costs continue to influence how much purchasers can borrow and, importantly, how much they are comfortable spending.
For sellers, this means understanding buyer finance has become an increasingly important part of negotiation.
There is a significant difference between an online inquiry and a buyer who:
- has finance approved;
- has their deposit available;
- understands their borrowing capacity;
- doesn’t need to sell another property first; and
- is prepared to exchange.
Successful campaigns increasingly require agents to identify these purchasers early.
Inner West Planning Changes Could Create Opportunities
Sydney’s Inner West is also undergoing significant longer-term change.
Housing and planning reforms across NSW, together with proposed changes under Inner West Council’s Our Fairer Future planning framework, have the potential to reshape housing density around transport hubs, town centers and major corridors.
Areas surrounding Five Dock, Burwood, North Strathfield, Homebush and the Parramatta Road corridor deserve particular attention as transport investment and planning reform continue.
However, property owners should exercise caution.
Proposed planning changes are not necessarily current development entitlements.
Before making a decision based on potential redevelopment or rezoning, owners should obtain appropriate planning advice and confirm the controls applying specifically to their property.
A property’s value as a family home can also be very different from its potential strategic value to a developer or adjoining owner.
Understanding that difference can be extremely important before selling.
